HOUSEOWNERS
House owner’s insurance is insurance that provides financial protection against loss or damage to insured property due to fire, lightning, explosion, thunderbolt, storm, tempest and damage to the house as a result of a break-in or theft or attempted theft of landlord’s fixtures and fitting in or on the premises accompanied by actual forcible and violent entry/exit, impact.
Perils Covered Also Include:
- Earthquakes, volcanic eruption, tornado, non-political strike, civil commotion, lock-outs, bursting or overflowing of water apparatus or pipes, and damage by any person other than a person lawfully on the premises, falling trees or branches.
- The building(s) at the premises to be insured must be specified in order to facilitate adequate cover by the insurer.
Buildings Definition
Private residence, outbuildings used for domestic purposes, landlord’s fixtures and fittings and interior decorations, swimming pools, tennis hard courts, garden, wall fences, patios, terraces, gates, paths and drives, water tanks, pumps, and boreholes.
Extended Coverage
1. Breakage of Glass
It covers the cost of replacement following accidental breakage in the buildings of glass in windows, doors, fanlights, and skylights and other glass forming part of the Landlord’s fixtures and fittings.
2. Damage to Pipes and Cables
Accidental damage to water and sewerage pipes and to gas oil electricity and telephone connections in or on the premises.
3. Debris Removal
The cost of demolition erection of hoardings and removal of debris from the premises following damage by an insured peril, such cost being necessarily incurred and with the consent of the Insurer.
4. Municipal Charges
Also covered are municipal charges necessarily incurred for: the extinguishing of any fire affecting or threatening to affect the insured premises. Also, the scrutiny of any plans for rebuilding or reinstatement as a direct result of a claim admitted under the Policy.
5. Loss of Rent and Alternative Accommodation
In the case of an accident or claim, an amount not exceeding 10% of the sum insured on buildings is paid out to cover the necessary cost of reasonable alternative accommodation, rent which continues to be payable by the insured and or loss of rent otherwise payable to the insured while the building remains uninhabitable from any cause due to perils covered.
6. Public liability
House owners insurance also covers all sums which the insured is legally liable to pay as owner of the premises for compensation in respect of; death of or bodily injury to or illness of any person arising from an accident caused by any of the perils mentioned above at the specified building.
In addition, physical loss of or physical damage to tangible property occurring in or about the premises during the Period of Insurance as a result of an accident.
Also, costs and expenses of litigation recovered by any claimant against the Insured.
Exclusions
As per NICO standard Policy including the following:
Political Risk,
Terrorism Risks and
Electronic Date Recognition Clause.
